On-Call Superintendent - 6 Months Term To provide after-hours emergency response for commercial properties during evenings, nights, and weekends. The On-Call Superintendent serves as the first point of contact for urgent building issues, ensuring tenant safety, protecting property assets, and minimizing operational disruptions. Responsibilities: Respond promptly to after-hours emergency calls involving building systems, life safety, security, HVAC, plumbing, electrical, water leaks, and other urgent maintenance issues. Assess emergencies and take appropriate action to mitigate risk, damage, and operational disruptions. Act as the primary contact during alarms, power outages, floods, fire-related incidents, and other building emergencies. Coordinate with emergency services, contractors, restoration companies, and building vendors when required. Perform temporary repairs or corrective measures to stabilize conditions until regular business hours. Monitor building automation, security, and alarm systems as required. Communicate professionally with tenants, contractors, property management, and emergency personnel. Document all incidents, actions taken, and repairs performed for follow-up by the daytime management team. Knowledge, skills, abilities: Basic knowledge of commercial building operations and systems, including HVAC, plumbing, electrical, and life safety equipment. Strong troubleshooting and problem-solving abilities. Ability to work independently, exercise sound judgment, and make decisions under pressure. Excellent communication and customer service skills. Ability to remain calm and effective during emergencies. Working knowledge of building automation and security systems is an asset. Qualifications: High School Diploma or equivalent. Valid driver's license and reliable transportation. Experience in commercial building maintenance, property operations, facilities maintenance, or a related field preferred. Basic knowledge of plumbing, HVAC, electrical, and general maintenance practices. WHMIS certification or willingness to obtain. English spoken and written; French is an asset. Ability to work a flexible on-call schedule, including overnight, weekend, and holiday coverage. Schedule: On-call availability required Monday to Friday from 6:00 PM to 6:00 AM and 24-hour on-call coverage on weekends (Saturday and Sunday). The incumbent is only required to respond to emergency calls and attend properties when necessary. Urbandale is an equal opportunity employer. Requirements
